  • Below is list of the work accomplished by the Transition Team over the past year.
  • Replaced flag at club house
  • Installed working cameras in club house and pool area
  • Sent notice to all residents of parking requirements in Charleston Place II
  • Repaired fence around pool and painted
  • Replanted entrance with more sustainable plants.
  • Renewed insurance for HOA
  • Replaced club house microwave oven
  • Organized Architectural Committee
  • Architectural Committee reviewed neighborhood to report needs
  • Contracted lawn care for HOA properties
  • Contracted pool services with Cline and working to improve these services
  • Thresh-hole repair to door in club house
  • Support posts for deck replaced and will be painted
  • Fire extinguishers replaced in club house
  • Approved requests from architectural committee
  • (2) houses for John
  • (1) planter beds on Harrison Lane
  • (1) detached garage on Harrison Lane
  • (1) covered deck on Harrison Lane
  • (1) fire pit structure on Harrison Lane
  • (1) fence on Cathy Lane
  • Annual dues notice placed in all resident’s mail boxes
  • Contracted lawn company to mow, trim shrubs, etc. 
  • Installed required help and panic system for rescue for fire, police, and medical at club house
  • Contracted painting for club house interior
  • Contracted Ring Security to monitor pool Club House area.
  • Contracted pest services for club house
  • Notified postal services of official mail box for HOA is 205 Charles Drive NE, Calhoun, GA 30701
  • Repaired lights at entrance
  • Contracted Kiyomi Williams for cleaning services for pool bathrooms and hallway
  • Opening the pool has changed; Opening is May 1 and closing September 30.
  • Installed internet at Club House that members can connect to using SSID-> CharlestonIIHOA and
  •     password -> 3526150778
  • Construction of web site for clearing house of information for Charleston Place II residents
  • Development of email address for comment from residents at CharlestonIIHOA@gmail.com.
  • Development of Web site for updates to residents is CharlestonPlaceII.org.
  • Collection of dues and deposit to HOA account
  • Updated and clarified Article V of the Charleston Place ll Covenant
  • Repaired handrails for swimming pool
  • Got pool Chlorinator functioning
  • Replaced manual pool vac and purchased an automated pool vac.
  • Started the removal of junk collected in clubhouse maintenance area
  • Repaired pool patio lighting and replace broken globes
  • Rebuilt pool light housings and install new LED pool lights
  • Install smart light switched for pool and patio and programmed to come on at dusk and turn off 3 hours later
  • Installed gate closer at pool entrance
  • Completion of concrete sidewalk replacing wood bridge to pool area
  • Developed neighborhood initiation fee requirement applying to new residents
  • Preparation of 2024 Budget for approval of HOA residents
